This will also help eliminate obstacles that might create a problem with the sale at a later date.

Paint the house
Having your house painted is the quickest and most cost-efficient way to increase the value of the house. Make sure that you choose neutral colours such as beige, brown or a white as these are the colours that usually appeal to a larger audience. Light coloured walls also make the house seem bigger and more appealing.

Replace light fixtures
A change in light fixtures can give your home a big uplift. Right lighting adds a certain edge to the house interiors and sets the right ambiance.

Add crown moulding
Mouldings are a simple way to add elegance and meaning to any room. It’s a notable detail and creates a good impression on the buyer as it adds an air of luxury to any room.

Kitchen and bathroom
The two areas of a home that benefit the most from the small renovations. Along with the lighting fixtures, replace the old plumbing and add a new tile floor. This will give your bathroom a contemporary look. Similarly for your kitchen, start by changing the kitchen sink and replace the doorknobs for your kitchen cabinets. A simple change of doorknobs for the cabinets will add a bit of flair to the whole room. These updates will cost you very less compared to the returns.

Repair, maintenance
Make a list of all the things that are broken and need repair. Every room has a repair that needs to be looked into and these small neglects may give an impression that the home has not been maintained well. Eliminating these minor problems will help out a lot in respect to the sale.

Create storage space
Buyers like to see ample of storage space. A few extra shelves in an empty slot will make a big difference especially in a bathroom. Also organize your closets for them to look more spacious; most closets can be updated in less than a week. This will also make your home look more organized to the buyers.

Energy saving
Reducing your energy costs will save your money for as long as you live there and is also a huge plus point when it comes to selling your house. Make sure that your homes are insulated; there is more use of LEDs as compared to CFLs; and above all the electrical wiring is in place.

Home automation
Residences are fast moving towards implementing automation systems during the renovation process. Currently, the system covers basic living and security aspects. It is turning into a mandatory requirement while buying a home considering it has features like intrusion detection, intrusion alarms and remote monitoring for a safe home.

Cleanliness is a must
Hire a cleaning service for a complete top-to-bottom scrubbing. Even if you keep your home clean on a regular basis, there are still corners and sides that you will miss or overlook. The cleaning service will also help you with floor scrubbing/ carpet cleaning which is a huge task to do manually. This will give the sparkle your home needs to create the right first impression. With this, also get a pest control treatment done as pest problems are considered a huge issue by every prospective buyer.
